Inspired by the dream of living well in a small home, John Kelley, AIA transformed a 1951 tract house into an elegant, energy efficient, healthy demonstration of green living. An expansion from 1,037 to 1,423 square feet opens up interiors and increases day-lighting. New windows and doors allow easy access for outdoor living and capture daily ocean breezes. Elemental, earth-friendly materials including bamboo floors and low-VOC paints are used throughout. Energy star appliances, high performance windows, abundant insulation and an on-demand water heater make the home 40% more efficient than state requirements. A grid-tied two-kilowatt solar photovoltaic system provides up to 75% of the electrical power. Low-maintenance, drought-tolerant plantings, water-conserving irrigation and permeable mulch pathways revitalize the neglected yard. The home demonstrates that elegance and efficiency can thrive together while supporting a sustainable lifestyle.
